The Project

Project Description: 278 Apartments across 5 blocks with an interlinking carpark that serves the development.

System Details: BS9251:2021 Cat 2 system, full coverage including corridors, system fed via a dedicated pump and tank.

Client Issues

This project was delivered as a phased build, with the client initially receiving planning consent in 2019. As a result, the sprinkler system was originally designed in accordance with BS9251:2014.

However, during the construction of Phase 2, the client proposed the addition of extra floors, which required a new planning application. By that time, the updated BS9251:2021 standard had come into effect, necessitating a redesign of the sprinkler system to ensure compliance across the entire project.

The Solution

As part of the system redesign, the updated sprinkler requirements necessitated a larger water storage tank, which could not be accommodated within the originally proposed plant room. To address this, we carried out a flow test on the nearest hydrant, which confirmed sufficient mains capacity.

Based on these results, we were able to install a reduced-capacity tank with a proven infill strategy—delivering a compliant and efficient solution without the need for structural changes. A great outcome for the client.
