The Project

Project Description: 94 Luxury Apartments across 2 blocks with an interlinking carpark that serves the development.

System Details: BS9251:2014 Cat 2 system, full coverage including corridors, system fed via a dedicated pump and shared tank.

Client Issues

The original project design did not include a sprinkler system, and the client received a full set of construction drawings based on this assumption. However, the Authority Having Jurisdiction (AHJ) later required the installation of a BS9251:2014 compliant system throughout the residential areas.

This presented a significant challenge, as the reflected ceiling plans (RCPs) had not been coordinated to accommodate sprinkler heads. Additionally, the plant room had been designed to house only a boosted cold water (BCW) tank, with no provision for a sprinkler tank.

The only feasible location for this additional tank is in the car park, which would result in the loss of four parking spaces—an outcome that is understandably problematic for the client.

The Solution

As Our design team developed a fully compliant set of sprinkler drawings in accordance with BS 9251:2014, without requiring any alterations to the existing ceiling services.

Additionally, upon reviewing the proposed BCW tank, we identified an opportunity to utilise the specified unit to serve both domestic and sprinkler demands.

This innovative approach resolved a potentially significant issue for the client, allowing them to maintain the originally planned number of parking spaces.
